Dear Homeowners,

On behalf of the Board of Directors, we are writing to inform you of an important new resolution that has been passed regarding rental properties within our community.

In our ongoing efforts to maintain and enhance the value of our neighborhood, the Board has adopted a new resolution requiring owners who rent out their properties to report this information to the Association. This decision was made after careful consideration of various factors that impact our community's well-being and property values.

Key points of the new resolution include:

  1. Effective Date: 12-01-2024
  2. Owners who wish to rent their properties must report this to the Association. Please note: the community is currently over the 15% max on rentals, and we are accepting potential rentals on our wait list.
  3. An annual monitoring fee of $250.00 will be charged to owners who rent their properties. This fee will be payable to the Association's managing agent through your TownSq portal.
  4. The purpose of this monitoring is to: 
    1. Ensure our community remains eligible for various mortgage programs by staying below certain rental thresholds.
    2. Maintain high standards of property maintenance and curb appeal.
    3. Enhance security measures and emergency response effectiveness.
    4. Facilitate proper registration for community amenities.
    5. Promote adherence to community standards and covenants.

Important Instructions for Current and Prospective Landlords: All homeowners will be receiving an email from Goodwin Registrations. Please keep an eye out for this email, which will prompt you to complete the following tasks:

  • Occupancy Status Form: (all homeowners complete) The email will instruct you to answer if you are renting your unit or if the unit is owner occupied. If the unit is renter occupied the below forms will be sent via email from Goodwin Registrations
  • Lease Information Form: (rentals only) The form will ask for basic information including Renter Name, Renter Email, Renter Phone Number, Leasing Start and End Dates. 
  • Resident Information Form: (rentals only) This form will ask for Resident’s Name, Resident’s Email, Resident’s Phone Number, Resident’s Mailing Address, Vehicle Information, and Pet Information.
  • Resident Governing Documents Affirmation: (rentals only) This email will provide both the homeowner and tenant with the CC&Rs of the community along with the adopted Rental Policy.
  • Payment Link: (rentals only) The homeowner will be instructed to log on to their TownSq portal to make the payment of $250.00
  • Registration Complete: (rentals only) Rental Registration will be completed. 

The form provided via email must be submitted for each rental property you own in the community. Timely completion of this form is essential to ensure compliance with the new rule and to avoid any potential issues.

We believe this new policy will help us preserve property values, maintain the character of our neighborhood, and ensure that our community remains an attractive place to live for both homeowners and renters.
